Selling a home can be a daunting task. 

Picking the right agent is just the same as picking a quality builder, painter or carpenter - you'll realize the difference at the end.

In many cases, people pick a real estate agent for the wrong reason - because they like the individual, they are offered a "deal" or because they are a family friend. If you planned on doing  a $25,000 renovation to your home would you hire the individual because you liked them? Would you not check them out carefully to make sure they can do the job? Do you believe all builders are the same? Just because they use the same tools does not mean they use them equally well.

And so it is with real estate agents. Except it's not a $25,000 renovation. Your home is worth a LOT more. The wrong agent can either undersell your home losing you money, can complicate the process losing you an excellent offer or worse still not sell your home at all. Homes that "expire" on the maret invariably sell for less when re-listed the second time.

"Show me your  sales results for the past 5 years (not your companies). 
How long do you take to sell as compared to the average sale?
How close to my asking price do you get as compared to the average sale?

Experience: 
An experienced Realtor knows what problems are likely to arise in the future. They plan for them, they identify them early on and they have developed tricks and techniques to resolve problems to keep things on track. They are skilled negotiators because they have "been there".
